Introduction
The YMCA of Greater Toronto was developing three new projects, each part of a larger, mixed-use development. It sought the services of a qualified commissioning agent (CxA) to commission these new projects in accordance with the LEED-CI Commissioning standards, aiming for LEED-CI Platinum certification.
About the Projects
The YMCA’s three projects were designed to meet the highest sustainability and efficiency standards, with each facility forming part of a broader mixed-use development in Toronto. The YMCA’s spaces were integral to these developments, designed to serve the community with recreational, educational, and wellness services. Each project was registered under the LEED Canada for Commercial Interiors version 1.0 (LEED-CI).
YMCA Kingston Road - Beech House 2
Located in Toronto, Ontario, the Kingston Road - Beech House 2 YMCA project involved the commissioning of a new Group A Division 2 facility. The YMCA occupied the Ground and P1 levels of a low-rise residential building, with mechanical and electrical service spaces in the lower parking levels. Spanning approximately 5,600 square meters (60,000 square feet), the facility included various program spaces such as individual fitness spaces, studios, a 4-lane 25m pool, a leisure pool, multi-purpose spaces, a gymnasium, male, female, and family change rooms, as well as administrative and support areas.
The HVAC system for this facility consisted of a dedicated Dry-o-Tron pool unit and three other large air-handling units, each equipped with heat-recovery wheels, hydronic heating coils, and water-cooled DX cooling sections. The building also featured a hot water heating plant and a cooling tower loop. Additionally, heat pumps and terminal heaters conditioned various smaller spaces. Space was reserved for a small-scale combined heat and power plant and electricity storage.
