Introduction
The YMCA of Greater Toronto was developing three new projects, each part of a larger, mixed-use development. It sought the services of a qualified commissioning agent (CxA) to commission these new projects in accordance with the LEED-CI Commissioning standards, aiming for LEED-CI Platinum certification.
About the Projects
The YMCA’s three projects were designed to meet the highest sustainability and efficiency standards, with each facility forming part of a broader mixed-use development in Toronto. The YMCA’s spaces were integral to these developments, designed to serve the community with recreational, educational, and wellness services. Each project was registered under the LEED Canada for Commercial Interiors version 1.0 (LEED-CI).
Vaughan Metropolitan Centre
This new YMCA fitness/recreation centre and child-care centre were developed as part of a larger building constructed by SmartREIT, housing a public library and offices. Located at the end of the new TTC subway extension at Highway 7 and Jane, the YMCA’s facilities include a child-care centre, gymnasium, two swimming pools (main and training), change rooms, administration spaces, and multi-use areas. The project spanned approximately 100,000 square feet.
The building systems were predominantly composed of packaged rooftop air-handling units and a boiler plant for perimeter, domestic hot water (DHW), and pool heating. The systems were controlled via a digital building automation system accessible over the YMCA’s network.
