Introduction
The YMCA of Greater Toronto was developing three new projects, each part of a larger, mixed-use development. It sought the services of a qualified commissioning agent (CxA) to commission these new projects in accordance with the LEED-CI Commissioning standards, aiming for LEED-CI Platinum certification.
About the Projects
The YMCA’s three projects were designed to meet the highest sustainability and efficiency standards, with each facility forming part of a broader mixed-use development in Toronto. The YMCA’s spaces were integral to these developments, designed to serve the community with recreational, educational, and wellness services. Each project was registered under the LEED Canada for Commercial Interiors version 1.0 (LEED-CI).
McDonald Family YMCA / Richmond Street
The McDonald Family YMCA, located on the 2nd and 3rd floors of the newly redeveloped Waterworks building on Richmond Street between Spadina and Bathurst, was part of a larger development that included retail spaces below and several stories of residential condominiums above. Spanning approximately 60,000 square feet, the facility included a pool and gymnasium.
A series delivered the HVAC system of air-handling units, potentially cooled by a chilled water plant. A boiler plant generated heat for the air-handling units, domestic hot water, and the pool. The mechanical systems were distributed across the basement, second floor, and roof.
